The best photo can't do much with a cluttered, impersonal or empty space. Preparation before the shoot is not optional — it's the step that separates an average listing from one that genuinely attracts interest.
Remove personal items — toothbrushes, medications, papers, fridge magnets, shoes by the door. These distract in photos and give the feeling the property is "occupied" rather than "inviting". The goal: the viewer imagines themselves in the space, not the current occupant.
Sofa cushions, throws, bedspreads and towels make an enormous difference. Choose plain, neutral tones — white, cream, sand, grey, terracotta. Avoid strong patterns and worn or discoloured pieces. A fresh, neatly laid bedspread in the bedroom immediately raises the level of the whole photo.
A single living plant — a houseplant, a small cactus, a vase with a few branches — brings a space to life. Plants convey naturalness, care and warmth. If you don't have a living plant, a bunch of fresh or dried flowers works just as well.
At the kitchen or dining table, a simple table setting — plates, glasses, perhaps a small vase — creates a "lived-in but tidy" atmosphere. Leave one or two attractive items on the kitchen counter (a coffee machine, a fruit bowl, a few lemons on a plate), but don't clutter it.
Open all blinds and curtains — natural light is your best friend. Turn on every light in the property, even during the day — warmer, more even light makes spaces look fuller and more alive. If a room has poor light, a small table lamp nearby helps considerably.
The terrace is one of the most important spaces — especially on the Costa Blanca, where life largely happens outdoors. Arrange the garden furniture, add cushions, perhaps a glass or candle on the table. Sweep the floor, remove rubbish and unnecessary items. If there's a pool, it's worth cleaning it before the shoot.
A thought to close with: The value of a property is primarily conveyed by what's in it and how it's presented — the photo simply shows it. If the décor is weak, even the best photo can only achieve: "nice photo, but the property isn't that special." If the décor is right, the photo says: "I want to move into this place."
