By booking an inspection or using any service provided by HomeInspection.es, you agree to these terms. Please read them carefully.

1. About us

HomeInspection.es is an independent property inspection and documentation service operating on the Costa Blanca, Spain.

2. Services provided

HomeInspection.es provides visual property condition documentation services, including:

All reports produced by HomeInspection.es are visual condition assessments. They are informational and descriptive in nature. They do not constitute a structural survey, a technical report (informe técnico), an energy certificate, or legal advice. For structural or technical assessments, a qualified arquitecto técnico or aparejador is required.

3. Booking and confirmation

A booking is confirmed when you receive written confirmation from HomeInspection.es by email. We aim to confirm all bookings within 24 hours.

Please ensure the property is accessible and, where possible, that both the landlord and tenant (or their representatives) are available at the agreed time.

4. Cancellation and rescheduling

We reserve the right to reschedule appointments due to unforeseen circumstances. We will give as much notice as possible.

5. Report delivery

Reports are delivered by email in PDF format within 48 hours of the inspection. Express 24-hour delivery is available at a surcharge, subject to availability.

The report is delivered to all parties who signed or were present at the inspection, unless otherwise agreed.

6. Nature and limitations of the report

Our reports document observable, visible conditions at the time of inspection. They do not include:

HomeInspection.es reports may be used as supporting evidence in deposit disputes or civil proceedings, but we cannot guarantee any specific legal outcome. For legal advice, consult a qualified lawyer.

7. Signatures and objections

All parties present at the inspection are invited to sign the report. If a party disagrees with any item, they may record their objection in writing on the signature page. This objection will be included in the final report. Signing with objections noted does not invalidate the document.

If a party refuses to sign, this is noted in the report. The report remains valid.

8. Photography and data

Photos taken during the inspection are timestamped and form part of the inspection report. They are shared only with the parties to the inspection unless required by law or legal proceedings.

By booking an inspection, you consent to the property being photographed for the purposes of the inspection report.

9. Payment

Payment is due at the time of booking confirmation or on the day of the inspection, as agreed. We accept bank transfer, card, Bizum and PayPal.

For B2B partner arrangements, invoicing terms are agreed separately.

10. Liability

HomeInspection.es carries out inspections with professional care and attention. However, our liability is limited to the fee paid for the inspection in question. We are not liable for any consequential losses arising from the use of, or reliance on, an inspection report.

We are not liable for conditions that were not visible or accessible at the time of inspection.

11. Governing law

These terms are governed by Spanish law. Any disputes arising from these terms or our services shall be subject to the jurisdiction of the courts of Alicante, Spain.

12. Changes to these terms

We may update these terms from time to time. The current version is always available at this URL.
